Absolute trash of a rental agency. Would not recommend to anyone.

I lived at the Triology residences in Nanaimo briefly. Broke my lease after 4 months. Damage and pet deposit kept. Later to find out it was rented out right away. ILLEGAL.

Building manager an absolute witch. Zero compassion for people, big attitude and frankly just ignorant.

Was told there would be a dog wash, among many other things. AC only worked for first month. Cheaply built and apparently cheaply ran.

Big fat rant to Trilogy apartments managed by Westurban Properties. Do not recommend moving here to anyone. Some issues are:

Smell of natural gas reported to building manager. She said it was normal. Went above her head and contacted Fortis BC - there was multiple leaks in the gas line and a malfunctioning regulator.

Building manager screams at people from across the road for smoking etc and threatens evictions, slams the office door closed on tenants faces.

Overworks the maintenance worker until one of them quit - told them they had one day to finish all the grass while giving them one tiny mower and needing to bag all the grass up after. The grass grows fast as it is new and the mower constantly stops working.

Crackheads in the building who smoke meth inside - including in the stair well

AC was leaking in a friend’s apartment. Instead of fixing, they simply took her remote away!!

Cannot take your bike into your suite. It is grounds for eviction if you bring the bike in the elevator or any hallways. Must be kept in the bike room where they are not liable for theft, as stated in the lease. Need a garage door fob to open the garage door, where the fob system regularly does not work as well as thieves have broken into multiple times and stole bikes.

Lights falling out of the ceiling

Someone has water damage above their washer and dryer. They were told they’ll be moved into another suite if warranty won’t cover it

Noise complaints not taken seriously and tenants advised to deal with it themselves.

Only one parking spot allowed per unit - even three bedroom units.

Will not put a FOB entry on dumpsters so we constantly have dumpsters divers who throw trash all over the ground, sometimes as early as 4am in the morning.

Only one elevator that is regularly blocked off for moving, forcing anyone with disabilities to use the stairs or be stuck inside

Building manager doesn’t know how to work the fob system. Many faulty and non working fobs given out, which means some people get locked out due to a faulty fob. Tells tenants to change the batteries themselves and then when they do and fobs still don’t work, they finally clue in that the fob is faulty with no apologies. This has happened twice to me.

No smoking on the property so you need to stand on the sidewalk to smoke. No ashtray container and a mass email sent out reminding people not to throw butts on the ground due to fire hazard. There seems to be an easy solution, is there not?

Allows uninsured vehicles to park in the parking lot, despite it being against the lease. Seems to pick and choose what parts of the lease they’ll enforce.

Crackheads who live in the building regularly stand outside begging for cigarettes, or drunk stumbling down the road yelling at one another.

a natural gas smell was reported to the building manager of the Trilogy apartment. She said she would have maintenance come look at it. She then said she called the gas fitter company who did the install and they said it was normal. She also said she came and didn’t smell anything. No one came with a gas detector to actually check. Fortis BC was then called by a TENANT, not management, who got someone right out - turns out there was multiple gas leaks in the main line, as well as a malfunctioning regulator. When confronted, the manager took no accountability and merely said thanks for calling.

If you see a construction site managed by this company, be prepared for their staff to park their trucks in front of your driveway, leaving you with no options. You can try talking to them, their project manager, or even calling the bylaw office, but they simply don't show a minimum of respect.

I live in building 1280 in the trilogy residences in Nanaimo and I can't wait until my lease is up so I can get the hell out of here. This is the noisiest building ive ever lived in. I pay $2,800 a month to wake up to banging so loud it shakes my apartment. It stops for a little bit in the day and starts up again in the evening all the way into the night. I can't sleep and I can't get any work done. It sounds like they are having a WWE wrestling match downstairs and slamming people into walls. I reached out to management as the last straw and was told to figure it out myself. Im not knocking on strangers doors, and saying, what? please stop banging? I highly doubt they are going to say "yes we're the ones making all the noise." I don't feel comfortable doing that. It's not my job to inquire on noise complaints. Im genuinely starting to go insane.

I am extremely dissatisfied with this rental agency. We were trying to rent an apartment with them. They put us through the whole process and made us wait two weeks told me I was fine to rent as a family. They sent us to view the apartment and than when I decided to go ahead with the rental they said because I have two children I could only rent the two bedroom! I wanted a 1. I was also told my husbands job where he makes $3000 a month was not sufficient for the two bedroom. Who are they to tell me how big a space I can rent. They played with our time and didn’t even care. Don’t rent here, there are better places. They feel they can treat you badly cause their apartments are nice. It the perennial in penticton we had hoped for and it was Matthew who we were dealing with.

This is a story of maybe sour grapes or unprofessional dealings you make the judgment! I applied to rent one of their suites in Duncan August 18, 2021. I am a 75 year old spry retired property manager with a beagle, I saw the new building with available suites. Thought awesome my family an friends are on the island this would work well. Now I am a low income senior but have a daughter who supplements my rent. When asked she submitted very personal documents of her company an bank account. I submitted all my documents for a studio at $1095.00 per month. They said from the property manager they would accept my daughter as a co-signer. Moving forward we waited for the approval to this unit. Nothing for quite few days then out came a notice basically approval, leases are now being sent out, however the suite you asked for is rented. They had an open house on the weekend an rented it! Now would you not think you have a Client ready to take the suite just waiting for the lease to move forward but you rented it to someone else. We kept in touch they knew i wanted it but yet they rented it. Now the leasing agent when I phoned about it said thats what happened, they rented it out on the weekend. No apology but said maybe a different unit, if you note apparently our application is approved by offering another unit. However they are all rented the studio’s, the leasing agent knew this was a budget requirement for a studio suite. The last email all-units are rented we will keep you in mind. You should have kept me in mind when i applied for the suite on the website an submitted my application before you rented it out to someone else. This application was submitted before the open house by quite a few days. Having dealt for thirty years in property management an taught property management in a college my expectations are not what is expected of a management company, fair play indeed is not here. I hope your tactics change in the future! Barbara
