Pros and cons
PROS:
1)The location, is just minutes away from Victoria Park and coffee shops.
2)Accept pets.
3)Gym and a nice work area.
4)The building has enough parking spots available(but none of them are designated spots).
5)Bike storage.
6)1 valet app to manage all building-related tasks such as opening doors, communication, air conditioning, and package delivery.
7)Two elevators.
8) The building is very clean.
9)The units include central air conditioning. Additionally, each unit comes equipped with a washer and dryer.
10) Bunk internet is included with the price of the rent (Rogers).
11) The rooftop patio is pretty, have a BBQ, chairs and tables

CONS:
1)They won't repair any cosmetic damage, such as bad paint on doors or damage to cabinets, closets, worktops, or appliances caused by previous tenants. Repair times can be quite lengthy, for example, it may take 5 days to fix the air conditioner, while something like a missing kitchen shelf could take up to 6 weeks to repair.
2)The cost for visitor parking is $1 per every 30 minutes. $15.82 for 8 hours and $30.52 for 20 hours. 8 AM to 8 PM max 14$ 8 PM to 8 AM max 10$.
3) I would not recommend moving on a weekend as it can be more stressful, especially if you're coming from Toronto and hit traffic. During our move, we arrived an hour and a half after the agreed-upon time of 1 pm due to an accident on the road. As a result, we only had the remaining time allotted for the inspection and to use the elevator. The person in charge was very angry and rude towards us(they were not the superintendent of the building).
4) Not having a party room.
5) These are not places for discarding large items of trash, such as chairs, a trash can, or electronic devices for disposal.
6) The apartment was supposedly cleaned before it was given to me, but some cabinets had food remains and one or two cabinets still had items left from the previous tenant.

While living at Ophelia, the building was very well managed and maintained by Resident Managers Roman and Aliza. Roman is always seen around the building doing something to make the building a great place to live. Whenever there were any issues they were handled quickly and conveniently. I never had to worry about a thing as I knew if I needed anything I could ask Roman and Aliza for assistance and they would respond right away. The building itself is located in a great spot in downtown Kitchener near Victoria Park and close to shops and restaurants.

I lived at Ophelia for a little over a year. My experience was great; the building environment was always clean and accommodating. The building management, Roman and Aliza, were awesome! They were always available to help and made us feel valued.

I would recommend this building to anyone looking for a place in the KW area.

My partner and I recently rented from one of Ophelia’s Heritage homes, which is located just out front the main 242 building.

We were the first tenants to move into the recently renovated building, the construction done on the property is great, and we had little to no issues with appliances, meters etc. To top it off, we also had full access to all amenities + parking within the building itself, which is a huge bonus to those that work from home or want their car in a garage for safety/weather reasons.

Roman is an outstanding landlord, he is extremely friendly, and very prompt with tenants requests, we had no issues with him or Ophelia’s other employees throughout our entire lease.

I hope whoever ends up in this apartment next enjoys it as much as we did. It’s a beautiful, cozy space. Thanks again to Roman, and Ophelia.

I moved from Winnipeg to Kitchener in September of 2023 for work and toured at least 12 different buildings before I picked Ophelia

I have thoroughly enjoyed living in the building; it is always very clean and well kept. The building management (Roman & Aliza) are absolutely amazing to deal with; you can tell they truly care. I have recommended other colleagues to rent here, and I will continue to do so!

My partner and I have lived here for over a year, and Roman, the building manager, is truly exceptional. He’s always helpful and ensures we stay on top of everything related to our apartment and the building.

I’m giving 1 star less mainly because of the high visitor parking rate charged per hour, as well as the non-designated parking spots for tenants. While we sometimes forget where we’ve parked, it's not a major issue since the parking garage is small and we can usually find our vehicle easily. That said, this wouldn’t be a problem if you have a good memory.

We moved home to KW and spent a year here before buying a house. The superintendent’s are wonderful, and really quick to help with questions or things that need attention- they’re friendly and kind!
The tech-iness of the building was nice; no keys, just an app or fob. There is secure parcel lockers which is awesome, and a bike storage room. There’s also a small gym and a small co working office space. The rooftop patio/view was so pretty and a really nice perk.
Things I wish I knew before we moved in: they do monthly fire alarm testing, so be aware of that. And the parking garage- you don’t get your own dedicated spot. You drive in and have to find a spot each time. There’s a digital screen that tells you how many spots are open above and below.
