i lived here my first year at the UofA. let me first say the place itself is terrible. we paid 2400 among three people to rent a place with no ac, no ovens, the internet that comes with it is terrible, and no fan in the bathroom. the place itself is also really small. the management isn’t the best either. when we first moved in the place wasn’t even cleaned properly. but i will say you’re paying for the location. campus is just a couple blocks down and whyte ave was an interesting street to live on. nice that there are
resultants, pubs, etc. but you gotta remember there’s a decent amount of homeless people around here. i wouldn’t leave your car unlocked here either. while i did have some memories living here overall if i could have gone back in time i wouldn’t live here.

1star just for the few functional utilities.

When you book a viewing they show you a different room to lure you in. You’ll be given the tiniest room possible with constant noise from the machines and 0 sunlight entering your room. You have no view, not even of the machines since your window will be covered with curtains used to protect machines. You will definitely hit yourself into the extra tiny closet and your study table at least once a day. When you complain to the management about how they are cheating you and you should be compensated for the small room, they wave it off saying the room prices are not set according to room size!!! The room literally suffocates you especially now that winter is here and you are spending more time home, you can totally feel the suffocation in the tiny room. DO NOT TRUST THE ROOMS THEY SHOW!!!

Worst part, if it is a 3 bedroom apartment, 2 of them will have a regular sized room while you are stuck with the store-room sized room. There is absolutely no space for you to walk in your room and you are forced to sit in the living room to do your work because there’s no way you can sit in that small room comfortably.

Not going to recommend it to anyone! Before you sign the lease, ensure you know the exact room you will be getting because they are cheats! They show you different rooms and allocate a different room to you.

Very bad service. They gave me a room that wasn't shown during the visit—super small, without sunlight, and with constant noise from a machine—despite paying the same amount as the other tenants. Communication with the administration was difficult; they were almost never in the office, didn’t resolve many issues, and didn’t care about tenant security.

A good place for a short stay (renovated units, furnished, good location but terribly noisy - when your windows face 82nd it's impossible to sleep without earplugs). It's overpriced ($1,500 for a bachelor). There is no AC and no ovens in units. My main concern is communication and chaos in management that is a source of unnecessary stress. Communication is good when you're a tenant, they would go an extra mile to hold a place for you, but when you're about to leave or left already, they won't give a damn about responding to your emails. Nobody responded to emails or answered phone calls around the move out day in August. Nobody would answer from any number, even the emergency number. The newly hired student broke into my apartment (unauthorized entry) - I found her inside when I opened the door. Payments are another source of stress. You will have 2 options: direct debit (dd) or post-dated cheques (both forms would be illegal in Ontario - for a reason). If you choose cheques, they want you to hand over all cheques at once to them for the whole period of tenancy. I chose cheques because the manager was not able to tell me if there were any extra fees for using the dd option. Here's where the mess started: they did not turn off my direct deposit so they collected my rent twice for June (the cheque and the dd; the overpayment was returned but it took 21 days); in July my cheque payment was collected, but I got an email rushing me to pay again; in August (my last month) they did not cash the cheque because their system did not account for the returned overpayment from June so the end balance showed zero. When I realized what happened, I emailed them pointing out the mistake in their system - no reply. Asked again if they are going to reply - no reply. They took my deposit and never returned my post-dated cheque for August (no clue what they did with it). They did not bother to explain, thank me for spotting the mistake in their system, ask if it's ok to keep the deposit and return the post-dated August cheque instead. I left the apartment in an immaculate state, cleaner than it was when I moved in. I suggest to seek accommodation somewhere else to avoid the stress. Life is stressful already, nobody needs more. Plenty of apartments and rooms around the campus, it's a big city and a big campus.

Great management and excellent location. Right next to the University of Alberta, minutes away from Safeway and a walking distance to Whyte itself.
Had some issues when we moved last year in regards to lights, heating and recently, an issue with an outlet, but was really glad that they acted immediately and fixed this up the very next day. Love the place!

Great option for anyone looking for a housing within close vicinity of the campus. Also the additional perk of living on Whyte Avenue makes it super easy to access services like groceries.
The staff is also very quick to respond regarding any concern related to housing. Excellent service!

I would not trust this place. We had a signed agreement for them to cater our wedding and they sent an email at end of day Friday two months before our wedding saying they were cancelling the contract. This left us in a very rushed situation and when we talked to them, they didn't compensate us at all despite the fact that we would have lost $700 if we had cancelled. If they ever start catering again, I'd never use them, I wouldn't even live in their residence because you never know when the board will decide to kick you out.

Being a student and working full time at the UofA this year, I would be hard pressed to find a more convenient place to live! It's just a short walk to the university, and there are plenty of options in the area for groceries and dining. Several major bus routes run along Whyte Ave and it isn't too far from the LRT station either, making it fairly easy to get around. The apartments are cozy and affordable, and staff have been quick to address maintenance concerns. Overall very happy with my experience at 1TEN so far!
